Manufacturers rush the gate at Hannibal, Ohio’s Center Port Terminal

Hannibal Development has signed its third large service tenant, as it continues to field large manufacturing company interest. Center Port Terminal has proven that its master plan can change to accommodate both service and manufacturing development. Hannibal’s 1,700 acre, ‘Center Port Terminal’ sets atop the nations prolific wet and dry Marcellus & Utica shale reserves, in the Ohio Valley.

With the recent plunge in oil prices worldwide and amid the long term upward leveling of the market, manufacturers have determined that now is the time to engage in large scale plant placement. Strategically locating a business upon the landmass that contains the fuel and raw material needed to manufacture, creates an economic edge for a production facility.

“Not only are the manufacturers happy about low gas prices as a way to reduce production cost, but they are bringing electric power providers to the site to assess and price the installation of power plants to run off of the abundance of captive natural gas, thus reducing long term power cost,” says Bob Cox, Real Estate Manager of Center Port Terminal, ” This is a remarkable opportunity.”

Competing interest for key parcels and creative design methods of the terminal owners has resulted in a large-scale complex evolving master plan layout.

Darrell Pytlik, Plant Manager for Center Port Terminal boasts about the existing infrastructure and how it is what every property tour focuses on. “The Port has significant water intake, effluent discharge, captive waste water treatment, electric and gas transmission lines in place, as well as massive barge docs and rail service,” Pytlik says, “whether a firm wishes to use existing structures or build new buildings, the core infrastructure is in place and operations can be underway much quicker at a mature site like this.”
